Shawnessy Plumbers Calgary: Plumbing and Heating for 1980s Houses in South SW Calgary

5.0· 100+ Google reviewsRed SealAlberta LicensedBBB Accredited

Call a plumber in Shawnessy, Calgary and the house they'll be working on most likely dates from one of three decades. The Federation of Calgary Communities lists 1981 as the year Shawnessy was established, and building kept going long after that first decade: census figures published in the City's 2021 profile of the community place 42% of occupied homes in 1981–1990, 34% in 1991–2000 and 15% in 2001–2010. An early-1980s house and a 2005 one on the next street can hide very different pipe, venting and heating equipment behind the basement walls. On our side, the supply lines, fixtures and drains are work for Red Seal journeyman plumbers, while Alberta-licensed gas fitters take the furnace, the gas water heater and any gas piping.

The Federation of Calgary Communities draws Shawnessy's boundaries at Shawnessy Boulevard to the north, Macleod Trail to the east, 162 Avenue to the south and 14 Street to the west, and places the community south of Fish Creek. Millrise is the next community up. Midnapore and Sundance lie across Macleod Trail, Somerset wraps around the south and southwest, Silverado shares part of the southern boundary, and Evergreen meets Shawnessy on its west side. Shawnessy Town Centre sits on the eastern edge, and the Federation describes the community as well served by the Shawnessy LRT station. The name traces back to Samuel Shaw, a British settler who built a log house near Fish Creek in 1882, and the community association works out of a converted barn on Shawmeadows Road SW. The 2021 census counted 9,055 residents across 3,255 households.

Single-detached houses account for 81% of those homes, against 55% for Calgary overall. The remainder is mostly 305 units in apartment buildings under five storeys and 215 row houses, plus a few semis and duplex flats. Owners occupy 82% of homes (the Calgary figure is 69%), and 69% of people aged five and up hadn't moved in the five years leading up to the census. When you expect to stay put, decisions like a Poly-B replacement, a furnace replacement or a water softener are long-term ones, and where a cheap patch and a lasting fix are both possible, we'll quote both. For the other communities around it, see our SW Calgary page.

“Friends recommended FlameTech for a pipe leak. They were fast, transparent on pricing, and thorough — found a second leak we didn't know about and repaired both. Looked at our older hot water tank too and walked us through pricing options. Detailed quotes, no surprises. We're moving forward with the tank replacement based on the level of service.”

Built from 1981 into the 2000s

Shawnessy filled in over three decades rather than one. In the City's 2021 profile, 1,365 occupied homes (42%) were built between 1981 and 1990, a period that accounts for 12% of homes across Calgary. Another 1,105 (34%) went up between 1991 and 2000, where the citywide share is 15%, and 495 (15%) between 2001 and 2010. The profile also lists 255 homes from before 1981 and 40 built since 2011.

1980s, 1990s or 2000s: what the build year says about Poly-B

Poly-B, a grey and flexible plastic supply pipe, went into Canadian homes from the late 1970s until about the mid-1990s. Applied to Shawnessy, a house built in the 1980s probably had it to begin with. For an early-1990s house it's a real possibility, and after the mid-1990s it becomes unlikely. After forty years, a house may also have been repiped already, in full or in part, during a basement finish or before a sale, so check rather than assume in either direction. Do I need to replace Poly-B? explains how to recognize it and when replacing it makes sense.

Repiping a 1980s house with a finished basement

A full Poly-B repipe costs $3,500 to $7,250 as of September 2026. Most of that spread comes down to access. When a basement was drywalled years after the house was built, the main supply runs end up hidden above a finished ceiling, and more of it has to come open to reach them. The number of bathrooms and fixtures counts as well, and so does feeding new lines up through finished walls to a second floor. The number is settled before a single wall is cut. Poly-B replacement cost in Calgary goes through the range in more detail.

Glenmore water: hard, and hardest in winter

The City of Calgary says residents in the south receive most of their water from the Elbow River through the Glenmore Water Treatment Plant. That's the City's general description of the south rather than a street-by-street map, but it's the best guide to what reaches a Shawnessy tap. The City's 2025 quarterly hardness ranges for Glenmore, in mg/L as calcium carbonate, were 208–274 from January to March, 181–245 from April to June, 191–216 from July to September and 213–248 from October to December. Hardness runs highest from December to February and falls during spring snowmelt. Bearspaw, the City's other treatment plant, ranged from 141 to 200 over the same year.

Softener, reverse osmosis or both

A water softener treats all the water entering the house and takes out the calcium and magnesium that form scale. It costs $2,250 to $3,050 as of September 2026. Under the kitchen sink, a reverse osmosis unit cleans up the water used for drinking and cooking, and it's $780 to $1,440 as of September 2026. The City says the calcium and magnesium in hard water have no known health effects, and it notes that salt-based softeners may not be suitable for people on sodium-reduced diets, so tell us when we quote if someone at home is on one. For more on what water softeners remove and on water softener vs reverse osmosis, see those two posts.

Scale and the water heater

Hard water drops minerals that settle on a tank's floor, and as that layer builds you may hear popping or rumbling while the burner fires; why your water heater is making noise explains what's going on. Water pooling under the heater needs attention soon. A leak from the tank itself usually means replacement, while one from a fitting or valve may not, and leaking water heater covers how to tell. The average Shawnessy household is 2.8 people (2.6 citywide), and 12% have five or more, so it's worth checking the tank size whenever one is replaced. As of September 2026, atmospheric tanks are priced at $1,950 (40 gallons), $2,100 (50 gallons), $2,450 (60 gallons) and $2,990 (75 gallons), and a power-vent tank gets its own quote. A tankless water heater is $5,400 to $6,500 as of September 2026. Its heat exchanger collects scale on this water too, and descaling it is a job for a technician. How often to flush a tank or service a tankless unit comes from the model's manual and your water conditions, so follow the manual. See hot water tank replacement for how the swap is done, and hot water tank replacement cost in Calgary for what affects the bill.

Heating a forty-year-old house

A Shawnessy house from the early 1980s has come through four decades of Calgary winters, and the furnace in it today may well be its second.

Replacing a furnace that may itself be a replacement

The rating plate on a furnace shows when it was made, so check the date before assuming you're replacing the original. If the unit coming out is a newer high-efficiency furnace with plastic venting, parts of that venting and the condensate line may be reusable, but the installation manual for the new furnace makes that call, and we follow it. The new unit's capacity comes from the house in its present state: how well it's insulated, what its windows are like, how much air it leaks and the design temperature for Calgary, rather than being copied from the badge on the old one. A replacement costs $4,500 to $9,600 as of September 2026, depending on the unit and how much gas piping, venting and ductwork has to change. FlameTech is an authorized AirEase dealer, though other brands go in too. Furnace replacement cost in Calgary sets out what moves a job up or down that range, and if yours may still have some life in it, start with furnace repair. In houses where the old furnace and the gas water heater both exhaust through one metal flue, taking the furnace off it can leave the tank venting alone through a pipe sized for two appliances. Our gas fitter checks that during the furnace job and tells you whether the tank's venting needs to change.

Cooling, heat pumps and gas lines

Installed alongside the furnace, a heat pump handles summer cooling and carries the heating through mild spells, with the gas furnace taking over in hard cold. It costs $6,200 to $8,800 as of September 2026. For one room that stays too warm, such as a bedroom over the garage, a ductless mini split is $3,500 to $5,000 as of September 2026. We price central air conditioning on site, and heat pump vs furnace in Calgary compares the two heating options. A garage heater costs $4,500 to $6,500 as of September 2026. A new gas line to that heater, a range or a barbecue is priced once we've seen the route it would take, and gas piping is work for a licensed gas fitter.

Row houses and low-rise apartments

The census puts 305 Shawnessy homes in apartment buildings under five storeys and another 215 in row houses. Ownership varies between them. A row house may be freehold or part of a condominium, and a low-rise unit may be owned or rented. Where there's a condominium corporation, its bylaws and the property manager determine which lines belong to the unit owner. The fixtures and water heater inside your unit often do, while a riser or a stack shared with other units may belong to the corporation. If you rent, the landlord arranges the work. Sort that out before booking anything that's shared.

When water shows up on a ceiling or wall from the unit next door or above, the source has to be found before anyone can say whose repair it is. Leak detection traces it, and you then have a specific answer to take to the neighbour, the landlord or the property manager.

Main drains, sump pits and backwater valves

When every drain slows at once

A single slow sink usually points to a clog in that fixture's own trap or branch. When the tub, the toilets and the floor drain all slow down together, or the basement floor drain backs up each time the laundry drains, suspect the main line. After clearing it, we run a camera through so you can see what caused it, and the video belongs to you. FlameTech doesn't repair, dig up or line sewer pipe, so if the recording shows a break, pass it to a sewer repair company. More on drain cleaning.

Sump pumps get replaced when they fail

Sump pumps aren't something we repair. A dead one is swapped for a new pump: as of September 2026, about $504 for a ProFlo 1/2 HP pump in the existing pit, or around $2,000 for a new pit and pump. Sump pump installation has more.

Backwater valves

Fitted to the main drain, a backwater valve shuts when the city sewer surcharges and keeps sewage from coming up the floor drain. What it costs hinges on where the main leaves the foundation and what flooring has gone down over it, so we see the basement first. Backwater valve installation cost in Calgary explains what moves the price, and why the basement floods every time it rains covers the other ways water gets in.

Shawnessy plumbing and heating questions

Is Shawnessy in SW or SE Calgary?

SW. The community association gives its city quadrant as SW, and Shawnessy addresses carry SW, even though the City's planning maps group it into a South sector. We cover it as part of SW Calgary, and we dispatch from both Calgary and Airdrie. Call 587-834-3668 and we'll tell you honestly when we can get there.

Which communities border Shawnessy?

Millrise is to the north. Midnapore sits to the northeast and Sundance to the east, both across Macleod Trail. Somerset runs along the south and southwest, Silverado shares part of the southern edge, and Evergreen borders it on the west.

We bought a mid-1980s Shawnessy house. Is it safe to assume the pipes are Poly-B?

Treat it as likely but unconfirmed. A mid-1980s house was built when Poly-B was in common use, but plenty have been repiped since, sometimes only in part. Grey, flexible plastic supply pipe is the usual sign. If you can't tell what you have, we'll identify it on a visit, and Poly-B replacement explains what the job involves.

How hard is the water in Shawnessy?

Hard. The City says the south of Calgary gets most of its water from the Glenmore plant, and Glenmore's 2025 quarterly results ran from 181 to 274 mg/L as calcium carbonate, highest in winter. According to the City, calcium and magnesium have no known health effects; the practical cost is scale on fixtures and in water heaters. Anyone in your household on a low-sodium diet should raise that before you pick a salt-based softener; the City notes these softeners may not be suitable for people on sodium-reduced diets.

Do you repair sewer lines or sump pumps?

No to both. We clear main drains and film them with a drain camera, and the video is yours to pass to a sewer repair contractor. A failed sump pump gets replaced: about $504 for a ProFlo 1/2 HP pump in the existing pit, or around $2,000 for a new pit and pump, as of September 2026.
