Flange repair / replacement
If we lift your old toilet and find a cracked, corroded, or out-of-position flange — we quote the repair on the spot. PVC repair flange, cast-iron spanner-type repair, or full cast-iron cutout + new PVC depending on what we find. Skipping this means your new toilet leaks within 6-18 months.

Cast-iron flanges in pre-1990 homes
Older Calgary builds (Mount Royal, Bel-Aire, Bowness, Inglewood, original Brentwood/Thorncliffe) often have cast-iron flanges. After 40-60 years they corrode at the bolt slots, rust through at the lateral connection, or shift below floor level as subfloor sags. None of this is visible until the old toilet comes off.
PVC flanges in 90s-2000s builds
Newer homes have PVC flanges that crack at the bolt slots from over-tightened toilets, or sit below the finished floor after a tile renovation. Either way, the wax ring can't seat properly and the toilet leaks below the slab — invisible until you smell sewer gas or see a stain on the ceiling below.
Wax ring is single-use
Every wax ring is destroyed when you lift the toilet. Re-using one (some installers do, to save $5) means the new install starts with a compromised seal. We use a fresh wax ring on every install — or a waxless rubber gasket on heated floors where wax can soften and shift.
Original braided supply lines fail at 8-12 years
Standard chrome-braided supply lines have rubber inner cores that degrade. The classic failure mode: bursting at 2 AM, flooding a finished bathroom. We replace supply lines on every install regardless of how new the old one looks. A $15 part vs. a $5,000 ceiling repair downstairs.
Shutoff valves seize over time
Toilet shutoff valves rarely get exercised. After 15-20 years they often won't fully close (you turn it off, water still drips through) or won't fully open afterwards. Replacing the shutoff with a quarter-turn ball valve is a small add to the install and means you can actually shut the water off the next time you need to.
Hard water builds in the tank
Calgary hard water leaves mineral deposits on the flush valve seat, fill valve, and inside the tank. By year 5 most untreated tanks have scale that causes phantom flushing (water trickles through the flush valve constantly). We recommend annual tank cleaning with a vinegar soak, OR a water softener for whole-home protection.

Should I upgrade to a comfort-height toilet?
If you're 50+ or have knee/back issues, yes — comfort-height seats are 2-3" taller than standard, which makes sitting and standing easier. Common upgrade in aging-in-place renovations. The trade-off: kids find them harder to climb onto, so for households with small kids, standard height (or a step stool) is often the better call.
Do you handle wall-hung toilet installations?
Yes. Wall-hung toilets with in-wall carriers (Toto, Geberit, Duravit) require structural mounting to the wall studs, a concealed tank, and the access panel for the dual-flush actuator. We install the carrier and bowl; you pair us with your drywall/tile trade for the wall finish. Quoted on-site after we see the install location.
Why does my old toilet leak around the base?
Almost always the wax ring failed — either from age (wax dries and shifts over 10-20 years), from the toilet rocking on an uneven floor (breaks the wax seal), or from a damaged or settled flange. The fix is pulling the toilet, replacing the wax ring (and the flange if it's compromised), then re-seating the toilet level on the floor with new caulk at the base. What's the best toilet for Calgary's hard water?
We recommend toilets with smooth glazed trapways (Toto SanaGloss, Kohler ContinuousClean) — the slippery surface resists mineral buildup much better than older glazing.
