Working in a low-rise condo unit
Apartments in buildings under five storeys are close to half of Skyview Ranch's housing. They are a different job from a house: tight closets, neighbours above, below and beside you, and a condo corporation with its own rules about who fixes what.
Find your unit shut-off now
Many units have a valve that isolates the suite, usually in the laundry or water heater closet and sometimes behind an access panel. Locate it before you need it. If it's stiff, won't close fully, or weeps when you turn it, have it replaced while nothing is leaking.
Water heaters in a closet
Where a building uses one heater per unit, it sits in a small closet, often beside the washer, with little room around it. Replacing it means working in that space, carrying the old tank out through common hallways, and sometimes booking the elevator or a water shut-off with the building manager. Other buildings heat water centrally, and that plant belongs to the corporation. Your bylaws or manager can tell you which setup you have.
When the stain shows up next door
In a wood-framed building, water can travel along the framing before it drips, so a ceiling stain is not always directly under the source. Leak detection narrows it to a fixture, a supply line or a drain before anyone opens drywall. In a unit of this age, the washing machine hoses, the dishwasher supply and the toilet fill valve are the first places worth looking.

Who pays for a repair depends on your bylaws and where the failure is. We write down what we found and where, so you have something specific to hand the property manager or your insurer.
Detached houses, semis and townhomes
The ground-oriented homes went up mostly from 2011 into the early 2020s. The piping is modern; what's catching up with them is the equipment installed on day one.
The original water heater
A tank that came with a 2012 house has been heating Calgary's hard water for well over a decade. Rust-coloured hot water, rumbling as it heats, and dampness at the base are the signs to take seriously. Replacing a standard atmospheric gas tank costs $1,950 for 40 gallons or $2,100 for 50 gallons, as of September 2026. Power-vented tanks, the ones with a fan and white PVC venting, we price after seeing the installation.
High-efficiency furnaces and their vents
Houses from this period almost all have high-efficiency furnaces that exhaust and draw air through PVC pipes on an outside wall and drain condensate to a floor drain or a small pump. In a hard cold snap, a drifted-over intake or a frozen condensate line will shut the furnace off. Clearing snow and frost from the pipes is something you can do yourself. A line that freezes every winter needs rerouting or heat, and that's a furnace repair visit.
Scale from hard water
Calgary's water leaves scale in tanks, tankless heat exchangers, shower valves and dishwashers. If your house doesn't have a water softener, adding one at the main line protects all of them. A softener runs $2,250 to $3,050 as of September 2026, depending on the unit.
Sump pits and backwater valves
If your basement has a sump pit, pour a bucket of water into it each spring and make sure the pump starts, runs and shuts off. A pump that fails that test gets replaced, not repaired; a ProFlo 1/2 HP sump pump replacement is about $504 as of September 2026. Whether the house already has a backwater valve depends on how it was built, so look for an access cover in the basement floor near where the main drain leaves.
Suites, tenants and shared equipment
More than a third of Skyview Ranch households rented in 2021, and some houses carry a second unit in the basement. That changes who books the call and how hard the equipment is working.
One water heater for two households
A tank sized for one family can run out when a suite adds a second set of showers and laundry. Before replacing like for like, it's worth asking whether a larger tank or a tankless heater fits better. Tankless runs $5,400 to $6,500 as of September 2026.
A shared furnace and uneven heat
When a suite shares the main furnace, one household usually ends up too warm and the other too cool. Adjusting dampers and checking that the suite has return air can help. If it doesn't, a ductless mini split gives the suite its own heat and cooling, at $3,500 to $5,000 as of September 2026.

Skyview Ranch plumbing and heating questions
Could my Skyview Ranch home have Poly-B pipe?
It's very unlikely. Poly-B was used in Canadian homes from roughly the late 1970s to the mid-1990s, and homes here date from the late 2000s onward. If you find grey plastic supply pipe and want to be sure, send us a photo of the markings printed on it.
The water heater in my condo closet is leaking. What should I do first?
Close the cold-water valve on top of the tank. For a gas heater, turn the control knob to off; for an electric one, switch off its breaker. Put towels down, then tell your property manager, because water in a closet can reach the unit below. Then call us at 587-834-3668 for a replacement quote.
Is the leak in my ceiling coming from my unit or the one above?
It often isn't obvious. Water can run along framing before it drips, so the stain may be off to one side of the source. We check the fixtures and lines in whichever units we're given access to and tell you, in writing, where we found the water coming from.
Why does my furnace keep shutting off when it's very cold?
On a high-efficiency furnace, the two usual causes are a blocked intake or exhaust pipe outside and a frozen condensate line inside. Check that the PVC pipes on the outside wall are clear of snow and frost. If they are and the furnace still locks out, call us before the house cools down.
Do you replace power-vented water heaters?
Yes. They aren't on our fixed price list yet, so we quote them after looking at the venting, the gas line and where the tank sits. Quotes are free.
Can you run a gas line for a range, BBQ or garage heater?
Yes. Our Alberta-licensed gas fitters handle gas lines for appliances, BBQs and heaters. A garage heater installation runs $4,500 to $6,500 as of September 2026; for a range or BBQ line, we quote after seeing the route from the meter.
