Taradale sits on the northeast edge of Calgary, east of Martindale and south of Saddle Ridge. Development started there in 1984, but most of the building came later: the 2021 census dates about two-thirds of its homes to 2001–2010. In practice that points to furnaces and water heaters from that build-out, basement suites, and households big enough to find the limits of a standard tank.

When the household outgrows the water heater
From a plumber's point of view, household size is the most distinctive thing about this community. Most homes were fitted out for a typical family, and the census shows many of the families living in them now are bigger than that.
Tank size and recovery
When the hot water gives out halfway through the morning, the tank is usually doing what it was built to do. It's just too small for the house. Moving from a 40 or 50 gallon tank up to a 60 or 75 often solves it, although a larger tank can need a bigger vent or gas supply, which we check before quoting. Is tankless the answer?
Sometimes. A tankless heater never runs dry, but it has a flow ceiling: three showers and a washer running together can ask for more than a single unit delivers. Drains that get used all day
Six people means more hair in the tub, more grease in the kitchen sink and more loads through the laundry standpipe. Scale builds faster in a busy house
Calgary's water is hard, and a house that moves more water through its tank and fixtures collects scale sooner. A water softener is worth a look for a large household; installed softeners run $2,250 to $3,050 as of September 2026.
Suites, basements and a shared mechanical room
In the 2021 census, roughly one dwelling in eight in Taradale was counted as a unit in an up-and-down duplex, about three times the Calgary rate. That's the census category a house with a separate downstairs unit falls into, and it shapes a good share of the plumbing work here.
Adding a bathroom or kitchen downstairs
If the basement has a rough-in for a future bathroom, finishing it means tying in supply lines, venting and the drain properly. A suite kitchen adds another sink and often a second laundry hookup. We handle the plumbing side; our bathroom plumbing page covers what the job involves.
One furnace, two households
Most suites share the house's furnace and water heater. The two floors often want different temperatures, and one tank ends up feeding two kitchens and two bathrooms. Before a suite goes in, check whether the existing equipment can carry it, rather than finding out in January. A ductless mini split can give the lower unit its own heating and cooling without reworking the ducts; installed, they run $3,500 to $5,000 as of September 2026.
Protecting finished space below grade
A finished basement with a tenant in it has more to lose from water. A backwater valve keeps a city sewer backup from coming up through the floor drain, and we quote it on site. Equipment from the 2000s build-out
The census places about two-thirds of the homes here in 2001–2010, with a smaller group from the late 1980s and 1990s and only a few built since. That spread says a fair amount about what's in the mechanical room.
Furnaces around twenty years old
A furnace put in during 2005 is about twenty-one years old now. Plenty of the originals have already been swapped out; the ones still running are at the age where a large repair bill deserves a second opinion. We'll tell you plainly whether a repair makes sense. Condensate lines and plastic venting
High-efficiency furnaces of that era vent through plastic pipe and drain their condensate through a small line to a floor drain or pump. In a hard cold snap the vent terminal or the line can freeze and the furnace shuts itself off. We clear it and look at the routing so it's less likely to happen again. See no heat issues.
Poly-B on the earlier streets
Poly-B supply pipe was common in Canadian homes built from roughly the late 1970s to the mid-1990s. Most of Taradale came after that, but the earlier houses fall inside the window. Questions from Taradale homeowners
There are six of us and we keep running out of hot water. What size tank do we need?
It depends on how many showers run back to back and what else is drawing hot water at the same time, so we ask about your mornings before picking a size. A 60 or 75 gallon tank often does it. Sometimes a different kind of heater is the better fix. Quotes are free.
Can one water heater supply a basement suite too?
It can, if it's sized for both. A tank that coped with one family may fall behind once a second kitchen and bathroom share it. Some owners go larger; some add a separate heater for the suite.
How can I tell if my house has Poly-B?
Look at the supply pipes near the water heater or the main shutoff. Grey plastic pipe with metal crimp rings is Poly-B. It's most likely in homes built before the mid-1990s; a 2000s build will probably have PEX, which is usually red, blue or white. If you aren't sure, we can check when we're there.
Is a furnace from the mid-2000s worth repairing?
Sometimes. It depends on what failed, the condition of the heat exchanger, and what the repair costs next to a new unit. We give you both numbers and you decide. See furnace repair.
Do you do the plumbing for a basement suite?
Yes: supply lines, drains and venting for a bathroom, a kitchen sink and a laundry hookup, plus the gas side if an appliance needs it. We price the work before it starts.
Do you repair sewer lines?
No. We clear blockages and run a camera to find what's wrong. If the line itself is broken or needs relining, that's excavation work we don't do, and we'll say so rather than sell you something that won't fix it.
