Furnace Tune-Up & Maintenance in Calgary
A furnace that ran all last winter has a year of dust on its burners, a flame sensor slowly coating over, a condensate trap collecting sludge and a filter doing less than it did in October. None of that stops it working in September. Some of it stops it working in January. A tune-up is where we find those things while the house is still warm and the fix is small.
It is also the one visit where someone looks at the part of the furnace that can hurt you. The heat exchanger is all that separates the flame from the air your family breathes, and the vent is all that carries the exhaust outside. We inspect both, test for carbon monoxide at the flue and around the appliance, and tell you plainly what we found. What a proper furnace tune-up covers
Checklists vary a lot between companies. This is ours, and it is worth holding any other quote up against it.
Combustion analysis
A probe in the flue reads carbon monoxide, oxygen and flue temperature while the furnace runs. It is the only way to know the burners are burning cleanly, and it catches problems that look fine to the eye — a fouled burner, gas pressure set wrong, a restricted vent.
Heat exchanger
We look for cracks, rust-through and scorching, and watch the flame for the disturbance that shows up when the blower starts and air is getting where it shouldn't. A crack is not something anyone should repair. If we find one we show you, and the conversation moves to furnace replacement.
Burners, igniter and flame sensor
Burners cleaned and the flame pattern checked. Hot surface igniters inspected and measured, because they tend to fail without much warning once they start to go. The flame sensor cleaned and its signal read — a weak signal is the most common reason a furnace lights, runs for a few seconds and shuts itself down.
Blower and airflow
Blower wheel checked for dust build-up, motor current measured, and on older PSC motors the run capacitor tested against its rating. Temperature rise is compared with the range printed on the furnace's rating plate. Too high usually means an airflow problem somewhere in the filter, the coil or the ductwork.
Condensate system
High-efficiency furnaces make water. The trap, the drain line, and the condensate pump if you have one get cleaned and flushed. A blocked trap backs water up into the furnace and shuts it down, usually when it is running hardest.
Venting and terminations
PVC intake and exhaust followed from the furnace to the outside wall — joints, slope, supports and the terminations themselves. On mid-efficiency furnaces the metal flue and chimney connection get the same attention.
Controls and safeties
High limit and flame rollout switches tested, pressure switch and inducer checked, and the thermostat confirmed to call for heat and shut off when it is satisfied.
Why Calgary furnaces need it every year
The heating season here is long, the air is dry and the weather swings. Each of those leaves its mark on a furnace.
A long season with a lot of starts
Calgary furnaces come on in autumn and often don't settle until late spring, and chinook breaks in the middle make them start and stop more often than steady cold would. Every start is wear on the igniter, the inducer and the blower, and every hour pulls more dust through the burners.
Snow and frost at the vents
Sidewall PVC vents sit low on the house, and drifting snow or a build-up of frost can choke them. The furnace senses the blockage, trips its pressure switch and stops. We check the terminations are where they should be and show you what to keep clear.
Drain lines in cold spots
A condensate line routed along an exterior wall or through an unheated space can freeze in a hard cold snap and lock the furnace out. If yours runs somewhere that concerns us, we will say so before winter rather than after.
Dry air, hard water, and the humidifier
Most Calgary furnaces carry a humidifier because the winter air is so dry. Hard water scales the pad, and a scaled pad adds very little moisture. We look at it on every visit and tell you when it is due. The humidifiers page covers the unit itself.
Newer homes and construction dust
Houses in newer communities spend their first winter or two pulling drywall dust through the return air. Filters load up quickly and blower wheels coat over. If your house is recent, the first tune-up often finds more than people expect.
What you can do between visits
A tune-up is once a year. These are the things that matter the rest of the time, and none of them needs a tool.
Change the filter when it needs it
Look at it monthly through the heating season and change it when it has gone grey. A clogged filter is one of the most common reasons a furnace overheats and trips its limit switch. Buy the size printed on the old one; a standard pleated filter is plenty, and the most restrictive filter on the shelf can starve a furnace of air.
Keep the vents clear
After a heavy snowfall or a windy night, find the two white pipes where they leave the house and brush the snow away from them. It is a minute's job, and it prevents one of the most common winter lockouts we get called to.
Give the furnace some room
Boxes, paint cans and laundry piled against a furnace are a fire risk, and on older units they can starve the burners of combustion air. Keep a clear space around it and keep anything flammable out of the mechanical room.
Test your carbon monoxide alarm
Press the test button when the clocks change, and replace the alarm by the end-of-life date printed on the back. A tune-up checks the furnace once a year. The alarm is watching it the rest of the time.
Know what can't wait
Some symptoms shouldn't sit until your tune-up: a gas smell (leave the house first — see what to do if your furnace smells like gas), a furnace that keeps short-cycling, a loud bang on ignition, or a lazy yellow flame. Those are furnace repair calls, and in a cold snap they get priority.
What a tune-up won't do
Worth saying plainly, because a lot of tune-ups get sold as more than they are.
It won't make an old furnace efficient
A tune-up gets a furnace running as well as it can. It does not turn a mid-efficiency furnace into a high-efficiency one. If yours is near the end of its life, we will tell you what we would expect from it and when to start thinking about a replacement, without pushing you there.
It can't promise nothing will fail
Control boards and motors can fail with no warning sign anyone could have measured. What a tune-up does is catch the parts that do give warning, and in our experience that is most of what fails in winter — not all of it.
Duct cleaning is a different job
We check airflow, the filter and the blower, but cleaning the ductwork is separate work with separate equipment. If the readings point at a duct problem, we will tell you what we saw.
Calgary Furnace Tune-Up FAQs
How often does a furnace need a tune-up?
Once a year, before the heating season. September and October are the easy months to book, and anything the visit finds can be dealt with while it is still mild outside.
If your furnace is under a manufacturer's warranty that asks for annual maintenance, keep to it. A missed year can be the gap a claim gets refused on.
How much does a furnace tune-up cost in Calgary?

Is a furnace tune-up actually worth it?
For most homes, yes, for two reasons that have nothing to do with selling you anything.
The first is safety. A furnace can heat the house perfectly while its heat exchanger is cracked or its vent is partly blocked, and the only way to find out is to look and measure.
The second is timing. The parts that commonly fail in winter — flame sensors, igniters, capacitors, condensate traps — usually show wear before they quit. Finding them in September is a scheduled visit. Finding them in January is a no-heat call.
What it won't do is make a tired furnace new again, and we will tell you if yours is past the point where maintenance is the answer.
Does annual maintenance affect my furnace warranty?
It can. Many manufacturers make long-term coverage conditional on the furnace being registered and professionally maintained, and some want proof for every year. AirEase's 12-year parts and labour coverage, for example, requires documented annual professional maintenance.
Check the warranty paperwork that came with your furnace. Whatever it asks for, the written record from each tune-up is what you will be asked to produce.
Do you service high-efficiency and older furnaces?
Both. High-efficiency furnaces add a condensate system and PVC venting to look after. Older mid-efficiency furnaces have a metal flue and a chimney connection instead, and usually more years on the heat exchanger. The checks change to suit the furnace in front of us.

What happens if you find something wrong?
We show you — the reading, the part or a photo — explain what it means, and give you the price to fix it. Common parts ride on the truck, so most small repairs can be done on the same visit if you want them done.
If we find something that makes the furnace unsafe to run, such as a cracked heat exchanger or a venting fault letting exhaust into the house, we will tell you directly and, where the rules require it, shut the furnace off until it is dealt with.
Can I do my own furnace maintenance?
The filter, the vent terminations and keeping the area around the furnace clear, yes — and those make a real difference.
The rest needs instruments: a combustion analyzer, a manometer for gas pressure, a meter for the flame sensor and capacitor. Taking the burner compartment apart without them tells you very little and adds risk. Leave that part to a licensed technician.
Do I need to be home for the tune-up?
Someone needs to let us in and have the thermostat accessible, and it is worth being there at the end so we can walk you through what we found. We confirm an arrival window when you book rather than leaving you waiting on an all-day slot.

Run it and read it
Before anything is cleaned, we fire the furnace and take readings through a full heating cycle: gas pressure, temperature rise, flame sensor signal, blower current and a combustion analysis. Baseline first, so we know what the service actually changed.
Clean and service
Burners and flame sensor cleaned, igniter inspected, blower compartment and wheel checked, condensate trap and drain flushed, electrical connections tightened, filter checked. The humidifier gets a look while we are in there.
Safety tests
Heat exchanger inspected, high limit and flame rollout switches tested, venting followed from the furnace to the outside wall, and carbon monoxide checked at the flue and around the appliance. Then a second set of readings to confirm it is running where it should.
Report and recommendations
