Sundance Plumbers Calgary: Plumbing and Heating for a 1980s Lake Community
Sundance was established in 1982 at the far south end of the city, and the 2021 census shows how quickly it filled in: roughly six in ten of its homes date from the 1980s and most of the remainder from the 1990s. For a Sundance plumber, that tells you a lot before the basement door opens. These houses were plumbed during the years polybutylene supply pipe was in common use, and they were heated with equipment that has almost certainly been swapped at least once. The pipe question most Sundance owners eventually face
The City's 2021 community profile breaks Sundance's roughly 3,300 occupied homes down by construction period: about 62% from 1981 to 1990, about 28% from 1991 to 2000, and very little outside those two decades. That's the stretch when polybutylene, usually just called Poly-B, was a common choice for hot and cold supply lines. Whether your particular house has it depends on the builder, the year and anything done since, so it's something to confirm, not assume.
How to tell if you have it
Poly-B is a flexible plastic pipe, most often grey, and it's usually easiest to spot where the lines leave the water heater, at the main shutoff, or under a basement laundry sink. The pipe is often stamped PB2110. White or red plastic is more likely PEX, and copper is copper. If you send us a photo of the pipe next to your water heater, we can usually tell you what we're looking at before anyone comes out.
Why insurers and buyers ask about it
The concern with Poly-B is that it and the fittings used with it can fail without much warning, and a supply line leaks under pressure until someone shuts the water off. What a repipe involves
Replacing Poly-B means running new supply lines to every fixture, usually in PEX, and opening some drywall to do it. In a finished 1980s basement that's the bulk of the disruption, so we plan access points with you before we start. A Poly-B repipe runs $3,500 to $7,250 as of September 2026, depending mainly on the size of the house and how much is finished. Partial replacement during a renovation
Plenty of Sundance kitchens and bathrooms have been redone over the years, and some of those renovations swapped the pipe in the room being worked on and left the rest. That's why one house can show PEX under the kitchen sink and Poly-B at the water heater. If you're opening walls anyway, it's the cheapest moment to deal with what's behind them.
Heating a house designed around older equipment
A house built in the 1980s has usually been through at least one furnace by now, and the change from a standard-efficiency unit to a high-efficiency one alters more than the box in the basement. Here's what we look at when heating equipment in a Sundance home is due.
The orphaned water heater
Older furnaces and gas water heaters were commonly vented together up one chimney. A high-efficiency furnace vents sideways through PVC, which leaves the water heater venting alone into a flue that was sized for two appliances. That can cause poor draft and condensation in the chimney, and depending on the setup it may need a liner or a different vent arrangement. If your furnace was replaced a while ago and nobody looked at this, it's worth a check, and a water heater replacement is a natural time to sort it.
Replacing the furnace itself
A furnace install runs $4,500 to $9,600 as of September 2026; the spread is mostly about the unit and how much ductwork and venting has to change. Basements, drains and water quality
Nearly every home in Sundance is ground-oriented, which means a basement and a long run of drain line under it. Most of the below-grade work we'd expect here is about keeping water where it belongs.
Main drains that start to gurgle
A slow floor drain, a toilet that bubbles when the washer empties, or a smell from the basement drain are signs the main line needs attention. We clear it and can run a camera to see what's causing it. If the footage shows a cracked or collapsed section, we'll show you what we found; we don't dig up or reline sewer pipe, so that part goes to an excavation contractor.
Protecting a finished basement
If your house doesn't already have one, a backwater valve stops city sewer water coming back up through the floor drain during a heavy storm, which matters most once the basement is finished. Where a house has a sump pit and the pump has quit, we replace it rather than repair it: a ProFlo 1/2 HP replacement is about $504 and a new pit with a pump is around $2,000, both as of September 2026.
Hard water on older fixtures
Sundance's water comes from the City supply like the rest of Calgary, not from the lake, and it's hard. Scale builds up in tank bottoms, shower valves and dishwasher lines over the years. A water softener is $2,250 to $3,050 installed as of September 2026, and a reverse osmosis tap for drinking water is $780 to $1,440.
Sundance plumbing and heating questions
My house was built in the late 1990s. Could it still have Poly-B?
It's less likely than in a mid-1980s house, but not impossible. Poly-B use tapered off in the mid-1990s rather than stopping on a single date. Look at the pipe leaving your water heater; if it's grey and flexible, send us a photo or book a visit and we'll confirm it.
Do I have to replace all the Poly-B at once?
You don't have to, but a full repipe is usually the better value, because most of the labour is access and the materials are a smaller share. Replacing it room by room leaves the rest of the house on the old pipe. We'll quote both ways if you want to compare.
We replaced the furnace years ago. Why would the water heater venting matter now?
When the old furnace came off the shared chimney, the water heater was left venting into a flue sized for two appliances. Some installers dealt with it at the time and some didn't. Signs of trouble include rust or water around the draft hood and scorch marks near the top of the tank. We check it whenever we're working on either appliance.
Does living on the lake change anything about my plumbing?
Not your water supply: every home in Sundance is on City water, and the lake is a private amenity run by the residents' association. What lakefront and lake-access owners do tend to use more is the outdoor taps in summer, so it's worth making sure the hose is off every frost-free tap before the first freeze.
How much does a new hot water tank cost?
As of September 2026 a 40-gallon atmospheric tank is $1,950 installed, 50 gallons is $2,100, 60 gallons is $2,450 and 75 gallons is $2,990. A tankless unit is $5,400 to $6,500. If the venting needs work, we'll tell you before we start.
Can you repair a broken sewer line?
