Ranchlands Plumbers Calgary: Poly-B-Era Houses and Townhomes in NW Calgary
Hiring a plumber in Ranchlands, Calgary, almost always means working on a home from one short building window. The land was annexed in 1961, but the Federation of Calgary Communities says it didn't develop until 1977, and the 2021 census figures published by the City put 90% of occupied homes in the 1961–1980 and 1981–1990 bands. Put those together and most houses here were built right as Poly-B supply pipe came into use, or during the years it was common. Our crew is made up of Red Seal journeyman plumbers, who look after supply lines, fixtures and drains, and Alberta-licensed gas fitters, who handle the furnace, the water heater and every gas connection.
John Laurie Boulevard NW forms the north edge of Ranchlands, with Hawkwood across it. Sarcee Trail NW runs down the east and southeast side, opposite Dalhousie. Crowchild Trail NW takes the south and southwest, facing Silver Springs, and Nose Hill Drive NW is the west and northwest line, with Arbour Lake on the other side. Edgemont touches the corner where John Laurie meets Sarcee, and Varsity the corner at Crowchild and Sarcee. The 2021 census counted 7,490 people living in 2,940 households, an average of 2.5 per home against 2.6 for Calgary. Ranchlands Park covers about 12 hectares at 700 Ranchlands Boulevard NW, a park of glacial knobs and kettles that the City describes as among the last remnants left in a natural state.
What stands out in the housing is the share of row houses: 825 of the 2,935 occupied dwellings, or 28%, nearly three times the city share of about 10%. Single-detached houses make up 49%, semi-detached homes 9%, low-rise apartments 11% and duplex flats 3%, and nothing here is an apartment tower: the census counts no homes in buildings taller than four storeys. Homes of this age tend to bring the same few jobs: Poly-B replacement, furnace replacement and hot water tank replacement, whether the equipment sits in a basement or a townhouse closet. Ranchlands is part of the NW Calgary area we cover.

Call 587-834-3668Building began in 1977, right as Poly-B arrived
Of the 2,940 occupied homes in the City's 2021 profile, 1,900 (65%) fall in the 1961–1980 band and 755 (26%) in 1981–1990. After that it drops away: 4% from 1991 to 2000, 2% from 2001 to 2010, and only 25 homes built since 2011. Across Calgary, those first two bands account for 38% of homes; here they account for 2,655 of 2,940, or 90%. Building only began in 1977, so most of the homes the census places in 1961–1980 are likely late-1970s builds.
Spotting it in a house or a townhouse unit
You don't need to open a wall to get a first answer. Find where the water service enters, at the meter and main shutoff, and look at the pipe on either side. Then check the cold inlet and hot outlet where they connect to the water heater; in a townhouse unit that may be in a mechanical closet rather than the basement. Poly-B is a flexible plastic, nearly always grey, and it's often printed with the code PB2110. If what you see is ambiguous, or it's been painted or boxed in, we'll identify it when we're there.
The fittings are the weak point
When Poly-B leaks, it's more often at a joint than along a straight run. Original installs joined the pipe with plastic acetal insert fittings held by metal crimp rings, and those fittings can turn brittle with age, including the ones you can't see behind drywall. Don't twist, tighten or tug on them to test them; looking is enough. Do I need to replace Poly-B? goes through how to judge whether yours should come out now or can wait.
What a repipe involves
Replacing the supply pipe through a whole house runs $3,500 to $7,250 as of September 2026. A finished basement ceiling, extra bathrooms and how easily we can reach the runs push a job toward the top of that range; an open utility room and one bathroom keep it lower. In a townhouse complex, pipe in a shared wall or a supply line feeding more than one unit is the board's decision, not just yours. If the job includes changing the main shutoff inside the house, the City has to close its outdoor service valve first. The City owns and runs that valve, the line from it into the house is the owner's, and the City notes that fees can apply. Poly-B replacement covers the work itself, and Poly-B replacement cost in Calgary shows what pushes one house toward the top of the range.
Row houses, semis and low-rise condos
Row houses are 28% of Ranchlands homes, against about 10% citywide. Add semi-detached homes (9%), duplex flats (3%) and apartments in buildings under five storeys (11%), and about half of all homes share at least one wall. No home in the census sits in a building five storeys or taller.
Where your unit stops and the complex starts
Every condo corporation writes its own line between unit and common property, and two complexes on the same street can draw it differently. Drain stacks, piping inside a party wall, a supply line shared between units and the sewer service for the building are all things that may belong to the complex even where they pass through your space. Get an answer from the bylaws, the board or the property manager before you book. Fixtures that serve only your unit are a simpler question: bathroom plumbing and shower plumbing cover those rooms, toilet installation is quoted once we've seen the bathroom, and a garburator goes in for $520 to $1,300 as of September 2026.
Equipment in a mechanical closet
A water heater or furnace in a townhouse closet has to be replaced with something that fits the same space and can still be serviced there, so moving up a tank size isn't always on the table. A tankless heater frees most of that floor space, but it needs enough gas supply to run at full fire and its own vent out through an exterior wall. That wall is often common property, so the board may have to approve it first.
Vents and outdoor units beside a neighbour
High-efficiency furnaces and tankless heaters exhaust through plastic pipe that ends at an outside wall, and heat pump and mini split condensers sit outdoors on a pad or bracket. In attached housing, those often land on a shared wall or next to someone else's patio, door or window. How far they have to be from openings and property lines is set by code and by the manufacturer's installation instructions, and in a complex the board usually gets a say on placement as well. Placement gets settled before we quote.
Renting, including subsidized units
A third of Ranchlands households (33%) rent, and 17% of renter households live in subsidized housing, almost double Calgary's 9%. If you rent, call your landlord or housing provider before you call a plumber; they arrange the repair and may already have a plumber they use. If water is actively leaking, close the valve on the line feeding that fixture, usually under the sink or behind the toilet, and then make the call.
Furnaces and cooling in late-70s and 80s houses
In a house built around 1980, the furnace in the basement may not be the first one it had, and the next changeover is a chance to fix the venting or add cooling.
Replacing the furnace
A new furnace runs $4,500 to $9,600 as of September 2026. The model you choose, plus how much of the venting, gas line and ductwork has to change, sets where you land. We size the replacement to the house: its insulation, its windows, how much air it leaks and Calgary's design temperature. The number on the old unit's badge isn't the starting point, because a house that has gained better windows or more attic insulation since the 1980s may need less heat than it did when new. FlameTech is an authorized AirEase dealer, and we install other makes as well. See furnace replacement for the job and furnace replacement cost in Calgary for the price breakdown. If the furnace is worth saving, furnace repair is the place to start, and no heat lists the common reasons a furnace stops.
A gas water heater alone in a two-appliance chimney
Go down to the basement and follow the water heater's metal vent pipe. If it still disappears into a brick or block chimney, but the furnace beside it now exhausts through white plastic pipe out a side wall, the tank has that whole chimney to itself. Its exhaust is smaller and cooler than the two appliances' combined, which can leave the draft weak, let moisture condense inside the masonry, or push exhaust back out at the draft hood. Rust streaks or a white crust around the draft hood or the vent connector are signs to have it checked. What fixes it depends on the house: lining the chimney, rerouting the vent, or changing to a water heater that vents differently. Those are jobs for a gas fitter, and if a power-vent tank is the answer, it's quoted separately. Keep a working carbon monoxide alarm, and if it goes off, get everyone outside, then call 911 from there.
Adding cooling
A heat pump installed with the furnace cools the house in summer and covers the mild heating months, leaving the furnace for the cold snaps; it's $6,200 to $8,800 as of September 2026. A single-zone ductless mini split for one room is $3,500 to $5,000 as of September 2026; multi-zone systems cost more. Either way the outdoor unit needs a spot, and in a complex that spot needs board sign-off. Heat pump vs furnace in Calgary compares the two, and heat pump installation cost in Calgary covers what the price includes.
Hot water on Calgary's hard water
Ranchlands homes average 2.5 people, and 57% of households are one or two people (23% and 34%). That affects tank size. Calgary's hard water affects how long any water heater lasts.
Tanks
Atmospheric tanks, which send their exhaust up a metal vent by natural draft, are priced as of September 2026 at $1,950 for 40 gallons, $2,100 for 50, $2,450 for 60 and $2,990 for 75. A power-vent tank, with a fan on top and plastic vent pipe, is quoted separately. Pick the size from how your household uses hot water at its busiest, not only from the headcount; a couple who both shower in the morning can need more than the number suggests. Hot water tank replacement has the details of the job, and hot water tank replacement cost in Calgary goes through the pricing.
Tankless, softeners and drinking water
As of September 2026, a tankless water heater costs $5,400 to $6,500; tankless vs tank water heaters in Calgary weighs it against a tank. Hard water builds scale inside both types, so a water softener at $2,250 to $3,050 is worth considering, and a reverse osmosis system for drinking water costs $780 to $1,440, on the same September 2026 pricing. How often a heater should be flushed depends on its manual and on your water, and descaling a tankless unit is technician work.
Main drains, sump pits and sewer backup
Basement floor drains are usually the first place a main-line problem or a sewer backup shows up.
Clearing and filming the main line
If every drain is slow, or water comes up through the floor drain when the washer empties, the main line is the likely culprit. We clear it, then run a camera through it so you can see whether the cause was a clog, roots getting in at a joint, or a section that has dipped or cracked. The footage is yours to keep. Sewer line repair, excavation and lining are not work we do, so if the camera finds damage, that recording is what you take to a contractor who does. In a condo complex, the building sewer is often common property, so the board may need to arrange it. See drain cleaning.
Sump pumps
We replace failed sump pumps rather than repair them. Swapping in a ProFlo 1/2 HP pump costs about $504, and putting in a new pit along with the pump comes to around $2,000, both as of September 2026. Details are on sump pump installation.
Backwater valves
A backwater valve lets wastewater leave the house and shuts when the city sewer surges back, so it can't back up through the floor drain. According to the City of Calgary, installing one requires a plumbing permit, and the valve needs maintenance afterwards. We look at the main drain's route and the finished floor in person before pricing it. Backwater valve installation cost in Calgary covers the cost factors, and if the basement takes on water whenever it storms, our post on a basement that floods every time it rains sorts sewer backup from groundwater.
Ranchlands plumbing and heating questions
Do you work in Ranchlands?
Yes. We cover NW Calgary, Ranchlands included, and we dispatch from both Calgary and Airdrie. We don't promise arrival times; call 587-834-3668 and we'll tell you honestly when we can get there.
Which communities border Ranchlands?
Hawkwood is to the north across John Laurie Boulevard, Dalhousie to the east across Sarcee Trail, Silver Springs to the south across Crowchild Trail, and Arbour Lake to the west across Nose Hill Drive. Edgemont, Varsity and Scenic Acres meet it only at corners.
My house was built around 1978 to 1980. Could it have Poly-B?
Yes, it could. Those are the first years Poly-B was in use, so it may be original to the house, and a later repair or basement finish could have added more. Check the pipe next to the main shutoff and the lines connected to the water heater for grey flexible plastic marked PB2110. If you're not sure, we can check it in person.
I own a townhouse in a Ranchlands complex. Can I replace my own water heater or furnace?
Often, but it depends on your bylaws. The equipment may be yours while the wall it vents through, or the ground an outdoor unit would sit on, belongs to the complex. Get the board's answer first, especially for a new vent through an exterior wall or an outdoor unit, and we'll quote it once they've cleared it.
Do you fix sump pumps?
No, we replace them. A replacement ProFlo 1/2 HP pump is about $504, or around $2,000 when a new pit goes in with it, as of September 2026.
Can you repair a broken sewer line?
No. Our part is clearing the line and filming it; the footage is yours to show an excavation or lining contractor.
