It was established in 1981, and the City's 2021 community profile, built on census data, shows how quickly it filled in: close to two-thirds of today's homes date from 1981 to 1990, and nearly all the rest from the following decade. That makes Hawkwood a neighbourhood of houses around forty years old, a good share of them plumbed while Poly-B supply pipe was in common use. What a 1980s Hawkwood house usually has behind the walls
Hawkwood filled in fast after 1981. With 2,080 of its 3,305 occupied homes dating from that first decade, the same handful of questions comes up in most of them, whatever has been renovated since.
Supply pipe: Poly-B, copper, or some of each
Houses from this period went up with either copper or polybutylene supply lines, and many have had partial repairs since, so finding both in one basement is common. Poly-B is usually grey and stamped PB2110. Check where the water service rises beside the meter and at the connections on top of the water heater. It isn't an emergency when you find it, but leaks tend to start at the fittings and some insurers ask about it. The main shutoff nobody has touched
Plenty of older houses still have a multi-turn gate valve on the incoming water line. Left alone for decades, these often seize or close only partway, and a valve you can't shut turns a small leak into a wet basement. Replacing it with a quarter-turn ball valve is a short job and one of the most useful things to do in a house of this age.
Heating that once shared a chimney
Furnaces and water heaters from this era typically exhausted up a common metal chimney. When the furnace is swapped for a condensing unit that exhausts through PVC out the side of the house, the water heater is left alone on a flue built for two appliances; on its own, it can spill exhaust into the basement instead of drafting up. Sewer lines under forty years of trees
Trees planted when these streets were new have had four decades to spread their roots, and roots find their way into sewer joints. The pattern is a main drain that backs up, gets cleared, and slows again within months. We clear the blockage and can send a camera down so you see what's there; more on drain cleaning. If the footage shows broken or collapsed pipe, the repair is digging or lining, neither of which we offer, and you'll hear that from us directly.

Hot water at a safer temperature
Turning the tank thermostat down lowers scald risk, but it also cuts how much usable hot water the tank delivers. A thermostatic mixing valve at the heater lets it store water hotter while sending a safer temperature to the taps. Replacing the heating plant in a forty-year-old house
Few Hawkwood homes will still have their original furnace, so the next replacement is a chance to correct what earlier swaps left behind.
Sizing for the house as it is now
Replacement furnaces are often chosen to match the old unit's rating, and older furnaces were frequently oversized to begin with. Since then, many of these houses have gained new windows, more insulation or a finished basement. We size the new unit to the house in front of us. Adding cooling or a heat pump at the same time
With the old furnace out and the plenum open, it's the easiest moment to add a coil for air conditioning or a heat pump ($6,200 to $8,800 installed, as of September 2026). Whether that makes sense depends on the ductwork and the electrical panel.

Is my Hawkwood house likely to have Poly-B?
There's a fair chance, given when most of the community was built, but not every house of that age got it and many have been repiped. Look for grey pipe marked PB2110 near the water meter and the water heater. If you're unsure what you're looking at, we can confirm it on a visit.
My main water shutoff won't turn. What should I do?
Don't force it. Old gate valves can break at the stem, and then the water can't be shut off at all. Call us to replace it with a quarter-turn ball valve. If you have an active leak and the valve won't close, call 587-834-3668 straight away.
Roots keep blocking our main drain. Can you replace the sewer line?
No. We clear sewer and drain lines and inspect them by camera, and we'll show you the footage. If the pipe is cracked, separated or collapsed, the repair means digging it up or lining it, and that isn't work we offer.
