Dalhousie Plumbers Calgary: Plumbing and Heating Between Crowchild and John Laurie

5.0· 100+ Google reviewsRed SealAlberta LicensedBBB Accredited

If you need a plumber in Dalhousie, Calgary, odds are the house in question dates from one 20-year stretch: the City's 2021 census profile puts 77% of the community's occupied homes in 1961 through 1980. So the job is rarely about original equipment. It's about a home that has been lived in for decades and repaired, upgraded and renovated along the way, often by more than one owner. Our team pairs Red Seal journeyman plumbers for the water and drain side with Alberta-licensed gas fitters for the gas side.

Dalhousie is a NW Calgary community boxed in by four major roads. Crowchild Trail NW runs along the south, with Varsity on the far side; John Laurie Boulevard NW is the north edge, facing Edgemont; Shaganappi Trail NW marks the east, across from Brentwood; and Sarcee Trail NW closes the west, with Ranchlands beyond it. Hawkwood, Silver Springs and Nose Hill Park meet it only at the corners. In 2021 the census counted 8,530 people in 3,505 households, averaging 2.4 people each against 2.6 citywide. Owners outnumbered renters 64% to 36%, and 21% of residents were 65 or older, well above Calgary's 13%.

Single-detached houses account for 54% of the homes. After that come low-rise apartments (14%), row houses (13%), suites in buildings of five storeys or more (10%), semi-detached homes (8%) and a few duplex flats. In houses of this age, the jobs most likely to be on the list are furnace replacement, hot water tank replacement, and drain cleaning on a main line that may have been in service for half a century. Dalhousie is part of the NW Calgary area we cover.

“Exceptional. Needed help with replacing an old and stained toilet. Didn't have the time or energy to do myself. And I'm glad I didn't! Jason was excellent. Came same day for review and estimate. Made me aware of toilet options I didn't know existed that are perfect for my home situation. Also identified and corrected a valve issue. Excellent work, professional, fast, high quality - I'll be back for sure.”

What a 1961–1980 build usually means in Dalhousie

The City's figures put 3% of Dalhousie's homes before 1961, 77% in 1961–1980, 10% in 1981–1990, 7% in 1991–2000 and 2% in 2001–2010, with almost nothing newer: about 10 dwellings date from 2016 to 2021. A house with that much history has usually been worked on by several owners and several trades, so what's in it now matters more than what the builder used.

Copper, Poly-B or some of each

You can usually tell what supply pipe you have without opening a wall. Look where the main water line comes into the basement, at the lines on top of the water heater, and at anything exposed in an unfinished ceiling or under the sinks. Copper is the dull orange-brown metal. Red or blue plastic is generally PEX from later work. Poly-B is flexible plastic, usually grey, with PB2110 printed along it. Because it was mostly installed between roughly 1978 and 1995, it's less likely in an original 1960s or early-70s house. A basement finished or a bathroom redone in the 80s or 90s could have brought some in, though, and the 17% of homes built from 1981 to 2000 fall squarely in that window. If you find it, Poly-B replacement sets out the options and do I need to replace Poly-B? helps you weigh how soon. A whole-house repipe is $3,500 to $7,250 as of September 2026; Poly-B replacement cost in Calgary explains why one house lands higher in that range than another.

Main drains with decades of service behind them

Whatever the main drain under your basement is made of, an original line has been carrying the household's wastewater for decades, and tree roots have had just as long to find its joints. Watch for water rising out of the basement floor drain while the washing machine pumps out, the lowest toilet bubbling when a tub drains upstairs, or every drain in the house slowing at once. Clearing the line restores the flow. A camera run afterwards shows whether roots, a sag or damaged pipe caused it, which tells you whether it's likely to come back. The floor drain section further down covers what we take on and what we don't.

Fixtures in a home people have stayed in

In 2021, 21% of Dalhousie residents were 65 or older, and 60% were living at the same address as five years earlier. When people plan to stay, the fixture changes that matter tend to be about comfort and safety: a taller toilet, a shower valve that holds its temperature when someone runs a tap elsewhere, a tub swapped out for a walk-in shower. Bathroom plumbing covers rough-ins and full bathroom changes, shower plumbing covers valves and shower work, and toilet installation is quoted once we know the bathroom. In the kitchen, a garburator installation is $520 to $1,300 as of September 2026.

Heating a house first built around a chimney

When most of Dalhousie went up, the furnace and the gas water heater normally sent their exhaust up a single chimney. Plenty of those furnaces have been changed since, and the change affects the water heater as much as the heat.

Replacing the furnace

As of September 2026, putting in a new furnace costs $4,500 to $9,600. The equipment you pick, and how far the vent, gas line and ducts need altering, decide where a job falls in that range. A house that has gained new windows, more insulation in the attic or tighter sealing over the years needs less heat than it once did. Sizing goes by the house as it stands today, measured against Calgary's design temperature and taking in its insulation, windows and air leakage, rather than by whatever the old unit's badge says. We're an authorized AirEase dealer, though AirEase isn't the only make we work on. Furnace replacement walks through the install, and furnace replacement cost in Calgary breaks the price down. If the furnace you have is worth keeping, start with furnace repair; no heat explains the usual reasons one stops heating.

The water heater left on the old flue

Once a high-efficiency furnace goes in, its exhaust is carried outside through plastic pipe, typically to a side wall or the roof, and the chimney is left to the water heater on its own. A chimney sized for both can be too big for one smaller, cooler stream of exhaust. It may draw poorly, collect condensation that damages the masonry, or let combustion gases spill back into the basement. Sorting that out isn't a homeowner job. Depending on the house, the answer might be a chimney liner, new venting or a different type of water heater; if that turns out to be a power-vent tank, it's quoted separately. Rust or water marks around the top of the tank or on its vent pipe are a reason to have it looked at. Keep a working carbon monoxide alarm in the house regardless, and if it sounds, get everyone outside before you call for help.

Cooling and shoulder-season heat

If the house has never had air conditioning, a heat pump paired with the furnace can cool it in summer and carry the heating through spring and fall, leaving the gas furnace for the deep cold. It's $6,200 to $8,800 as of September 2026. For one bedroom that overheats or a basement room that never warms up, a ductless mini split, $3,500 to $5,000 as of September 2026, covers just that space. Heat pump vs furnace in Calgary lays out the trade-offs.

Hot water and Calgary's hard water

Dalhousie households are on the small side, 2.4 people on average, but a water heater still has to keep up with the busiest half hour of the day, and Calgary's hard water is working against it the whole time.

Replacing a tank

As of September 2026, an atmospheric tank, which vents by natural draft through a metal pipe, is $1,950 for 40 gallons, $2,100 for 50, $2,450 for 60 and $2,990 for 75. If yours has a blower mounted on it and vents through plastic pipe, it's a power-vent model, and that's quoted separately. Size the new one to how your household actually uses hot water, not just the number of people. More on hot water tank replacement, and the costs in hot water tank replacement cost in Calgary.

Tankless

A tankless water heater is $5,400 to $6,500 as of September 2026. It heats water on demand, so it doesn't run cold halfway through a long shower, and it frees up floor space, which counts for a lot in a condo utility closet. The catches: it can only serve so many taps at once, it needs an adequate gas supply, and it needs its own vent, which in an attached home may need the board's approval.

Softening and drinking water

Hard water leaves scale in tank bottoms, on tankless heat exchangers and in faucet cartridges. A water softener is $2,250 to $3,050 and a reverse osmosis drinking-water system is $780 to $1,440, both as of September 2026. Flushing frequency for any tank or tankless unit comes down to the specific model and the water it sees; the manufacturer's manual is the reference. Descaling a tankless heater is a job for a technician.

Row houses, low-rise condos and high-rise suites

Just over half of Dalhousie's homes (54%) are single-detached houses, and more than a third of households (36%) are renters. Either way, part of the plumbing may be someone else's call.

If you rent

The landlord or property manager is the first call. They decide who works on the unit, and they may already have a plumber. If water is running, close the valve under the fixture, or the unit's main shutoff if you know where it is, and then phone them.

Townhouse and low-rise condo owners

The condo corporation's bylaws set the boundary between your unit and common property, and each building draws it in its own place. The water heater in your closet may well be yours; a drain stack, a supply line inside a shared wall or the spot for an outdoor heat pump unit may not be. Get that answered by the board, or from the bylaws, before booking anything that serves, or could leak into, a neighbour's unit.

Suites in taller buildings

One in ten Dalhousie homes is a suite in a building of five storeys or more. There, our work stays inside your suite: faucets, toilets, the dishwasher or washer hookup, a garburator. The risers, main shutoffs and anything that serves other floors belong to the building, and management controls them, which can include shutting off the water to your riser before a fixture can be changed. Check with them before you book.

Floor drains, sumps and sewer backup protection

Water coming up from below usually announces itself at the basement floor drain, because nothing in the house sits lower.

Clearing the main line, then filming it

We clear a slow or blocked main line, then send a camera down it, and the recording is yours. That footage tells you whether the cause was a one-off clog, roots working into the joints, or pipe that has sagged or broken. We don't repair, dig up or reline sewer lines. If the camera shows damage, take the video to a contractor who does that work and get their price. See drain cleaning.

Sump pumps

A sump pump that has stopped working gets swapped for a new one; repairing the old pump isn't something we do. As of September 2026, a ProFlo 1/2 HP replacement is about $504, and a new pit with a pump is around $2,000. Sump pump installation has the details.

Backwater valves

A backwater valve on the main drain lets wastewater out and closes when the city sewer backs up, so sewage can't flow back in through the floor drain. The City of Calgary says a plumbing permit is required to install one, and that the valve has to be maintained once it's in. Whether it suits your house depends on the route the main drain takes and how finished the basement is, so we see it in person before giving a price. Backwater valve installation cost in Calgary explains what drives the price, and if water gets in after every storm, why a basement floods every time it rains helps separate a sewer backup from groundwater.

Dalhousie plumbing and heating questions

Do you work in Dalhousie?

Yes. Dalhousie is one of the NW Calgary communities we serve. We dispatch from both Calgary and Airdrie and don't promise arrival times; when you call, we'll tell you honestly when we can get there.

My house is from the 1970s. Could it still have Poly-B?

It could. Poly-B came into use around 1978, so a house finished in 1978 or 1979 may have been plumbed with it from the start, while an earlier house could have picked up sections during a repair or renovation in the 1980s or 90s. Check the pipe near the main shutoff and on top of the water heater for flexible grey plastic printed with PB2110. If you can't tell what you're looking at, we can identify it on a visit.

I rent or own a condo unit in Dalhousie. Who should I call first?

If you rent, the landlord or property manager. If you own, the bylaws (or the board or manager) settle who deals with anything shared; in a high-rise, building management controls the risers and main shutoffs. Once it's clear the work is yours to arrange, we can quote it.

My sump pump stopped. Can you fix it?

No. When a sump pump fails, we put in a new one. As of September 2026, a ProFlo 1/2 HP replacement is about $504, and a new pit plus pump runs around $2,000.

Will you fix a cracked sewer line?

No, sewer repair isn't work we do. We clear the line and inspect it with a camera, and the recording is yours to take to a contractor who handles excavation or relining.
