The basement decision is the expensive one
Developing a basement is where the mechanical choices concentrate: bathroom location, whether the furnace has capacity for the added area, drainage, and whether to put in a sump system while the floor is accessible. Cheap to decide now, expensive to revisit.
Tight envelopes shift the humidity problem
A well-sealed 2010s home holds moisture differently from a draughty older one. In winter that means humidification matters; through summer it means ventilation does. Both are furnace-side, and both are commonly left at the builder default.

If the house is from Redstone's first phases, probably yes — and on your schedule rather than its own.
Builder-grade tanks are typically six-year-warranty units. Calgary's hard water does not extend that, and past a decade you are in territory where the failure mode is a tank letting go rather than a part failing. That means water on a finished floor rather than an inconvenient cold shower.
We will look at it honestly. If it is sound and you would rather wait, that is a legitimate call and we will say so — but at this age it is worth knowing where your shutoff is either way.
Does my Redstone home have Poly-B?
No. Poly-B went into Canadian homes roughly between 1978 and 1995, and Redstone is decades past that.
Your home is PEX, which is a modern, flexible, reliable supply system with none of the polybutylene failure history.
