Cornerstone is one of Calgary's newest communities and still building out, which changes what plumbing work here looks like. Very little is broken. Most of what we do is the upgrades builders don't include, the retrofits people want a year or two after moving in, and telling you when a problem is your builder's to fix rather than ours.

The first thing worth saying: if your home is new enough, your plumbing and heating may still be covered. Alberta's new home warranty includes delivery and distribution systems — plumbing, heating and electrical — for two years from possession. If you are inside that window, call your builder before you call us. We would rather tell you that than take a job you should not be paying for.

Outside the warranty window, or for things the builder was never going to include, the Cornerstone list is fairly consistent: water softeners on brand-new fixtures already scaling, air conditioning on homes delivered without it, whole-home humidifiers for a very tight building envelope, and basement developments as the earliest phases hit that stage.

No Poly-B, no galvanized, no cast iron. This is modern PEX and high-efficiency equipment throughout. The work here is optimisation rather than repair. Call 587-834-3668.

What we get called for most in Cornerstone

Almost none of it is failure. New-build work is upgrades, retrofits and the things a builder was never going to include.

Water softener install

The most requested job here, and the one with the best return in a new house. Calgary's water is hard citywide and it starts working on your water heater, dishwasher valves and fixture cartridges from day one. Fitting a softener while everything is young protects equipment that still has its whole life ahead of it. See water softener installation.

Air conditioning retrofit

Plenty of Cornerstone homes were delivered without cooling. Adding it to an existing high-efficiency furnace is straightforward when the ductwork is modern — which here it is, so the install is far cleaner than in an older home. See air conditioning.

Whole-home humidifier

New builds are sealed tight. In a Calgary winter that produces very dry indoor air — static, dry skin, and hardwood or millwork starting to gap. A humidifier mounted on the furnace is the proper fix rather than running portable units room to room. See humidifiers.

Basement development rough-ins

The earliest Cornerstone phases are reaching the stage where basements get finished. Most homes have a bathroom rough-in in the slab and nothing connected. Getting the layout and the heating load right before framing is where the money is saved.

Water heater upgrade

Some owners want out of the builder-grade tank early, either for capacity or to move to tankless. Doing it before the original fails means you choose the equipment rather than taking whatever is available on the day.

Reverse osmosis for drinking water

A softener handles hardness for the whole house; an RO system at the kitchen tap handles taste and dissolved solids for drinking and cooking. They do different jobs and are commonly confused for each other.

Sediment after mains work

In an actively building community, work on the water mains can push sediment into the system. It shows up as discoloured water or blocked aerators, usually briefly. If it persists, that is worth looking at rather than waiting out.

Hose bibs and winterization

The first freeze-up catches a lot of first-time homeowners. Disconnect the hose before winter — a frost-free tap cannot drain back with a hose attached, and it splits inside the wall. See frozen pipe repair.

Why Cornerstone needs a different conversation

A community still under construction has a service profile that looks nothing like an established one.

Warranty comes first, and it is not ours

Alberta's new home warranty covers delivery and distribution systems — plumbing, heating, electrical — for two years from possession, with longer terms for envelope and structure. If a component has failed inside that window, that is a builder call. Check your own policy for the specifics, but ask the question before you pay anyone.

The work is optimisation, not repair

There is no Poly-B, no galvanized supply, no cast-iron stack, no thirty-year-old boiler. What there is: builder-grade equipment chosen on cost, and three or four upgrades that most owners want within a couple of years of moving in.

Hard water is the one thing new construction does not solve

Everything else about a new home is better than an older one. Water hardness is identical. It is the single reason a brand-new water heater will not reach its theoretical lifespan untreated.

Envelope tightness cuts both ways

Excellent for heating cost, demanding on humidity and ventilation. Most new builds ship with the humidifier and ventilation settings left at a default nobody adjusted to the actual house.

Still-building means changing conditions

Active construction nearby means occasional mains work, sediment, and pressure variation. Usually short-lived and not a fault in your house — but worth knowing so you are not chasing a problem that is outside your property line.

Something's failed and my home is nearly new. Is it under warranty?

Quite possibly, and it is worth checking before you pay anyone — including us.

If you are inside that window and a component has failed, that is your builder's cost. Check your specific policy, then call them first. We will say the same thing on the phone if you describe a fault that sounds like a warranty item — we would rather lose the call than bill you for something you already paid for.

Why would a brand-new house need a water softener?

Because water hardness has nothing to do with the age of the house.

Calgary's supply is hard across the whole city, and it begins scaling your water heater, dishwasher valves and fixture cartridges from the first day you use them. New construction improves almost everything about a home — it does not change the water coming into it.

The argument for doing it early is simply that scale damage does not undo itself. A softener in year two protects equipment with its whole life ahead of it. In year ten you are protecting something already worn. See water softener installation.

Can I add air conditioning to my existing furnace?

Usually yes, and a new build is close to the easiest case there is.

Your furnace is modern, the ductwork is modern and correctly sized, and the electrical is current. That makes an AC retrofit far cleaner than the same job in a 1970s house.

The air in our house is really dry in winter. Is that normal?

It is common in new builds, and it is fixable.

A modern home is sealed far better than an older one. That is exactly what you want for heating costs, but it means less moisture is being introduced and the indoor air gets very dry through a Calgary winter. The symptoms are static shocks, dry skin, and hardwood or millwork beginning to gap.

Does my Cornerstone home have Poly-B?

No, and it is not close. Poly-B went into Canadian homes roughly 1978 to 1995 — decades before Cornerstone existed.

Your home is PEX: modern, flexible, and without the polybutylene failure history. There is no repipe conversation to have here.

If anyone suggests otherwise on a home this new, treat it as a reason to get a second opinion.

We're finishing the basement. When should you be involved?

Before your framer starts, not after.

Most Cornerstone homes have a bathroom rough-in cast into the basement slab with nothing connected to it. Where that rough-in sits may or may not be where you actually want the bathroom, and moving it after the floor is finished is a completely different job.

The other decisions worth making early: whether the furnace has capacity for the added heated area, drain layout, and whether a sump system makes sense while the floor is accessible. We will walk it and give you a written scope at no charge.
