Penbrooke Meadows Plumbers Calgary: Row Houses, Duplexes and Older Detached Homes

5.0· 100+ Google reviewsRed SealAlberta LicensedBBB Accredited

For a plumber in Penbrooke Meadows, Calgary, the house is usually from one twenty-year stretch: 81% of the community's homes went up between 1961 and 1980, compared with 26% across the city, in figures from the City's 2021 community profile. Under half of them (45%) are single-detached. Row houses account for 22%, units in up-and-down duplexes for 15% and low-rise apartments for 13%. Whatever the building type, pipe and drain repairs go to our Red Seal journeyman plumbers, and anything on the gas side to our Alberta-licensed gas fitters.

Penbrooke Meadows is in the SE quadrant, with Memorial Drive on its north edge, 68 Street to the east, 17 Avenue to the south and 52 Street to the west. Calgary annexed the land in 1961, and the community was developed in 1969. The 2021 census counted 8,235 residents living in about 3,000 homes, and 38% of those households rent, against 31% citywide.

Houses that came out of the same building boom tend to need the same things now: a check on whether the supply lines include Poly-B, a new hot water tank when the old one starts to weep, a replacement furnace, and main drain cleaning once the basement floor drain starts backing up. In a row house or a stacked duplex, each of those jobs also has a neighbour through the wall or over the ceiling. Penbrooke Meadows is one of the communities listed on our SE Calgary page.

What an 81% 1961–1980 build-out means for a Penbrooke Meadows house

Four in five homes here come from the same two decades. The census puts 4% before 1961, 81% between 1961 and 1980, 7% in the 1980s, 3% in the 1990s and about 5% from 2001 on. Across Calgary, only about a quarter of homes date from 1961–1980.

What the build years tell you, and what they don't

The build year hints at what a house started with: in this period, usually copper supply lines, and a standard-efficiency furnace and gas water heater sharing a chimney. It says nothing about what has happened since. More than forty-five years of leaks, basement developments, kitchen and bathroom renovations and appliance swaps mean the pipe behind one wall may not match the pipe behind the next, and not every past repair was done well. So the useful starting point is a look at the house itself: where the water service comes in, what's connected to the water heater, how the furnace and tank vent, and whether the main shutoff still turns.

Where Poly-B can turn up

Poly-B is a grey, flexible plastic supply pipe, often printed with PB2110, that was installed from the late 1970s to the mid-1990s. Only about 10% of Penbrooke Meadows homes were built between 1981 and 2000, so it isn't the starting assumption for most houses here. It's more likely in that later 10%, in houses finished at the very end of the 1970s, and in repairs or basement finishes done while it was still being used. Check the pipes on the tank's hot and cold connections, and the pipe beside the main shutoff. Our Poly-B plumbing page shows how to tell for sure, whether Poly-B needs replacing covers how urgent it is, and our Poly-B replacement cost guide explains what drives the price. A full repipe is $3,500 to $7,250 as of September 2026.

Up-and-down duplexes, row houses and shared walls

The 2021 census counts 45% of Penbrooke Meadows homes as single-detached, 22% as row houses, 15% as duplex units, 13% as apartments under five storeys and 6% as semi-detached. Citywide, row houses are 10% of homes and duplex units 4%. With 38% of households renting as well, a plumbing problem here often involves more than one household and more than one person with a say in the repair.

One home above the other

The census defines a duplex unit as one of two dwellings located one above the other. When water shows up on the lower unit's ceiling, the source is usually somewhere above it, though water can travel along a joist first, so the stain isn't always right under the leak. Toilet seals, tub and shower drains, the supply lines under a sink and washing machine hoses are the usual places to start. Tell the people upstairs straight away so they can shut off whatever is leaking. It also pays to know which unit each water heater and furnace serves. In some stacked homes each unit has its own; in others one tank or one furnace supplies both, which matters when it fails and when it's time to replace it.

Row houses in a condo complex

Where the row house belongs to a condominium corporation, its bylaws set out which pipes and equipment the unit owner looks after and which are common property. A drain stack used by several units, a shutoff for the whole building or a supply line inside a party wall may belong to the corporation. Before you book work on anything you're unsure about, read the bylaws or check with the board or your property manager, and let them know at once if water could reach another unit.

If you rent

Talk to whoever you rent from, or their property manager, before you call a plumber yourself. The home is theirs, and they may have a plumber they already use or need to okay the work first. If water is coming out, close the closest valve first (under the sink, behind the toilet or the main shutoff), then make that call. If your landlord asks us to come out, the quote goes to them.

Water heaters where space is tight

Attached homes often tuck the water heater into a small utility room or under the stairs, which limits what will fit. As of September 2026, a 40-gallon atmospheric tank is $1,950, a 50-gallon $2,100, a 60-gallon $2,450 and a 75-gallon $2,990. A tankless water heater, at $5,400 to $6,500 as of September 2026, hangs on the wall and frees up floor space, but it needs a gas line big enough to feed it and its own vent through an outside wall. On a row house or duplex, that vent can end up near a neighbour's window or on a wall the condo corporation controls, so get the neighbour's or the board's agreement before you commit. For a straight tank-for-tank swap, see hot water tank replacement.

When a house needs more than routine upkeep

In the 2021 census, 10% of Penbrooke Meadows homes were reported as needing major repairs, against 5% citywide. Under the census definition, that covers defective plumbing or electrical wiring as well as structural repairs to walls, floors or ceilings. In a neighbourhood where most houses are now more than forty-five years old, the practical job is sorting what has to be fixed now from what can be planned and budgeted.

What can't wait

Some things go to the top of the list no matter what else the house needs. Active leaks come first: close the nearest valve or the main shutoff, then call. No heat in cold weather is next, because pipes along outside walls can freeze. If you smell gas, get everyone out of the house and call your gas utility's emergency line or 911 from outside; don't go looking for the source. Every home with gas appliances also needs a working carbon monoxide alarm, and if it sounds, leave and call 911. Wiring faults are a job for an electrician; we deal with the plumbing and gas side.

Repair or replace, with the price first

With a long list, it helps to see what each item costs before deciding on the order. Quotes are free, and each item is priced before anything starts. Plenty of problems are worth repairing: a dripping shutoff, a leaking trap, one bad fitting. Others aren't, such as patching one spot on a pipe that is wearing out along its whole run, or a tank leaking from the tank itself. When a repair won't hold, we'll tell you, put a price on the replacement as well, and leave the choice with you.

Heating, hot water and gas lines

In a house from the 1960s or 70s, furnace, water heater and gas piping work often overlaps, so it's worth thinking about them together rather than one breakdown at a time.

Replacing the furnace

A furnace install is $4,500 to $9,600 as of September 2026. The unit you pick moves the price within that range, and so do any changes to the flue, gas line or ducts. The new furnace is sized for the house now: how well it's insulated, what the windows are like, how leaky it is, and the design temperature for Calgary. The old unit's label is no guide; it may have been oversized from the start, or overtaken since by new windows and insulation. We're an authorized AirEase dealer and we work on other makes too. Furnace replacement walks through the job, and the furnace replacement cost guide explains the price range.

Water heater venting after a furnace change

Before high-efficiency furnaces, the furnace and water heater in a house like this usually shared one chimney, and the furnace's exhaust was what kept that flue hot enough to draw. A new high-efficiency furnace vents through its own plastic pipe instead, so the tank's smaller, cooler exhaust can be left by itself in a flue built for both, where it condenses and may not draft, and exhaust can end up in the basement instead of outside. If the furnace has been replaced and nobody looked at the tank's venting at the time, have it checked now rather than waiting for the tank to wear out; see water heater installation.

Heat pumps on attached homes

A heat pump can take on the heating on milder days and cool the house through July and August, handing back to the furnace when a cold snap arrives. It costs $6,200 to $8,800 as of September 2026. On a row house or duplex, the outdoor unit needs a spot that works for airflow, noise and snow, so settle where it goes with the neighbour, or with the board if it would sit on common property, before the install is booked.

New gas lines

Running a new line for a barbecue, a gas range, a dryer or a garage heater is work for our Alberta-licensed gas fitters. In an attached home, confirm which meter and piping the new line would come off before you plan it. Tell us what you want to connect through our contact page, and we'll quote it.

Drains, basements and hard water

Where there's a basement, in a row house or a detached house, a backed-up floor drain is usually the first sign of a main line problem. In a stacked duplex, the lower unit tends to notice before the upper one, since the two often drain out through the same line.

Clearing the main drain

When the main line is slow or backing up, we clear it and then run a camera through it, so you can see what caused the blockage and what shape the pipe is in. The footage is yours. There's no sewer line repair, relining or excavation on our list. If the camera shows a break or a collapsed section, the recording gives an excavation contractor what they need to quote the fix. There's more on drain cleaning.

Backwater valves

A backwater valve lets the house drain normally but closes when the municipal sewer surcharges, so sewage from the street can't push up through the basement floor drain. Where it goes and what it costs depend on how the main line runs under the floor, so we see the basement before giving a price. In a duplex or row house, check with the other owner or the board first, because that line may serve more than one home.

Sump pumps

Some houses here have a sump pit and some don't. If yours has one and the pump quits, we put in a new pump instead of fixing the old one: about $504 for a ProFlo 1/2 HP, or around $2,000 where a new pit and pump are needed, both as of September 2026. Our sump pump installation page has more.

Hard water

Calgary has hard water, and decades of it leave scale in tanks, shower valves and faucet cartridges. As of September 2026, we charge $2,250 to $3,050 for a water softener and $780 to $1,440 for a reverse osmosis drinking-water system. In a small utility room, a softener needs floor space beside the incoming water line and a drain close by, and that decides whether it fits.

Penbrooke Meadows plumbing and heating questions

Do you work in Penbrooke Meadows?

Yes. Penbrooke Meadows is among the communities on our SE Calgary page, and so is nearby Dover. We dispatch from both Calgary and Airdrie. We won't give an arrival time before we've checked the schedule, but call 587-834-3668 and we'll tell you honestly when we can get there.

Water is coming through our ceiling from the unit above. Who do we call?

The people upstairs first, so they can turn off whatever is leaking. Then whoever is responsible for the plumbing: the upstairs owner in a privately owned duplex, your landlord if you rent, or the board or property manager in a condo complex. They decide who books the repair, and once that's settled we can trace the source and quote the fix. Until then, keep clear of any light fixture with water near it.

Our house needs a lot of work. What should we fix first?

Leaks, no heat, a missing carbon monoxide alarm and any smell of gas come first; for gas, leave the house and call from outside. After that, the order depends on the condition of what's there, not just its age. A free quote covering the items you're weighing puts the prices side by side, and we'll tell you honestly which ones can wait.

What does replacing a water heater or furnace cost?

All prices are as of September 2026. A 40-gallon atmospheric tank is $1,950, a 50-gallon $2,100, a 60-gallon $2,450 and a 75-gallon $2,990. Tankless is $5,400 to $6,500. A furnace install is $4,500 to $9,600. The quote shows where your furnace falls in that range before any work starts.

Do you repair sewer lines?

No. We'll clear the blockage and run our camera down the line, and the video is yours. If it turns up a break or a collapsed section, an excavation firm can price the repair from it.

Can you fix my sump pump?

We don't repair sump pumps; when one fails, we replace it. As of September 2026, a ProFlo 1/2 HP replacement is about $504, and a new pit with a pump is around $2,000.
