Dover Plumbers Calgary: Plumbing and Heating for 1960s and 1970s Homes

5.0· 100+ Google reviewsRed SealAlberta LicensedBBB Accredited

If you need a plumber in Dover, Calgary, start with when the house was built: two-thirds of Dover's homes (66%) were built between 1961 and 1980, according to the City's 2021 census profile. The housing is mixed, too. Single-detached houses make up about 41%, and the rest is split between semi-detached homes, row houses, duplex flats and low-rise apartment buildings. Whether the job is in a bungalow basement or a condo's utility closet, the pipework goes to our Red Seal journeyman plumbers and any gas connection to our Alberta-licensed gas fitters.

Dover is in SE Calgary, between 26 Avenue SE and Peigan Trail, east of Deerfoot Trail. The land was annexed in 1961, building got going around 1970, and the community association was registered in 1971; the name honours Mary Dover, who served as a Calgary alderman. In 2021 the community had 10,795 residents in 4,730 occupied homes, and a little over a third of households rented.

Rentals and condos make up a big share of Dover, so the job might be a leaking tank in a townhouse closet as easily as a furnace in a bungalow basement. In the detached houses, the usual list for homes of this age is checking the supply lines for Poly-B, changing a hot water tank or a furnace that shares, or used to share, the old chimney, and drain cleaning when the main line slows down. Dover is one of the older communities on our SE Calgary page.

What a 1961–1980 build means for a Dover house

Beyond that 1961–1980 core, about 8% of Dover's homes were built in the 1980s, 11% in the 1990s and roughly 11% since 2001, with only a few older than 1961. A house that has stood for 46 to 65 years has been worked on many times, so the useful question is what's in it now, not what it was built with.

Find out what your supply pipe is

Don't assume the pipe in your walls is what the house started with; decades of leaks and renovations mean one house can hold two or three materials. Check where the main line enters the basement and on the lines leaving the water heater. Copper is easy to recognize, coloured plastic is usually PEX from later work, and flexible grey plastic, often stamped PB2110, is Poly-B. Poly-B was in use between the late 1970s and the mid-1990s, so it can turn up in the last of Dover's original houses, in the later builds, and in repairs done during those years. If you find it, our Poly-B replacement page covers the options, and do I need to replace Poly-B? helps you judge how pressing it is. A full repipe is $3,500 to $7,250 as of September 2026, and what Poly-B replacement costs in Calgary explains the spread.

What has usually been replaced by now

Water heaters, furnaces, faucets and toilets in a house this age have generally been changed at least once, not always to the same standard. What gets missed is what nobody looks at: the venting above a gas water heater, and the main shutoff, which can seize after years of never being turned. If you've just moved in, locate the main shutoff now. A valve that won't move easily shouldn't be forced; get it looked at while nothing is leaking.

Drain lines under an older basement

In a house, semi or row house, the main drain usually runs under the basement floor to the city connection, and renovations may have left it a patchwork of old and newer sections. Early warnings are easy to miss: water that takes its time leaving the basement floor drain, a gulp from the toilet while the washing machine drains, or a damp ring around the lowest drain after a load of laundry. Those point to a main line that's partly blocked. The basements section below covers what happens next.

Heating equipment in an older Dover home

Houses from the 1960s and 70s were laid out around standard-efficiency gas appliances that shared a chimney. Most have since moved to a high-efficiency furnace, and that change affects more than the furnace.

When the furnace stops sharing the flue

With an older furnace, the furnace's hot exhaust kept a shared masonry chimney warm enough for the water heater to vent up it as well. A modern furnace exhausts through a plastic pipe in an outside wall instead. The tank's exhaust on its own is smaller and cooler, so the chimney may not draw properly: moisture condenses inside it, the masonry can deteriorate, and combustion gases can spill back at the top of the tank. The cure varies by house, from a chimney liner to re-venting or a water heater that vents a different way. Ask about it if the furnace was changed and nobody looked at the tank, and make sure the house has a working carbon monoxide alarm. If the tank is due for replacement anyway, that's a good time to settle the venting; see water heater installation.

Replacing the furnace

A furnace install is $4,500 to $9,600 as of September 2026. The spread comes down to the unit and how much venting, gas piping and ductwork has to change. Many older houses have had new windows, more attic insulation or better air sealing since they were built. The new unit is matched to the house today, going by its insulation, windows, air leakage and Calgary's design temperature, rather than whatever the old furnace was rated at. We're an authorized AirEase dealer and we work on other makes as well; furnace replacement explains how the job runs.

Adding a heat pump

If you'd like to burn less gas, a heat pump can handle heating through milder weather and cool the house in summer, with a gas furnace kept for the coldest stretches. It runs $6,200 to $8,800 as of September 2026. On a semi or row house, it's worth agreeing where the outdoor unit goes with your neighbour, or with the condo board if the wall or yard is common property.

Semis, row houses and low-rise condos

Only about four in ten Dover homes are single-detached. The census counts roughly 12% semi-detached, 12% row houses, 5% flats in a duplex and 30% apartments in buildings under five storeys, and about 36% of households rent. That changes who you should call first and which work is yours to arrange.

If you rent

Call your landlord or property manager before a plumber. They may have someone they use, or want to approve the work themselves. If water is actively leaking, shut it off at the nearest valve first, then call them.

If you own a condo or townhouse unit

Where your unit ends and common property begins is set out in your condo corporation's bylaws, and it isn't the same from one building to the next. Piping in a shared wall or a drain stack serving several units may not be yours to deal with. Check the bylaws or ask the board or property manager before booking work on anything shared, and tell them if a leak could reach a neighbour.

Know where your shutoff is

In a house, semi or row house with a basement, the main water shutoff is usually where the supply line comes through the foundation wall, near the water meter. In an apartment unit, look for small valves below each sink and behind the toilet; some suites also have a shutoff for the whole unit, often in a utility closet or near the water heater. If you can't find one, ask your property manager now rather than in the middle of a leak.

Water heaters in tight closets

Townhouse and condo water heaters are often squeezed into a closet, which limits the tank size that fits. As of September 2026, a replacement atmospheric tank is $1,950 for 40 gallons, $2,100 for 50, $2,450 for 60 and $2,990 for 75. A tankless water heater frees up most of that closet and runs $5,400 to $6,500, but it needs its own vent route and enough gas supply, and a new vent through an outside wall is usually something to clear with the board first. Our hot water tank replacement page covers the standard swap.

Basements, drains and flood protection

In any Dover home with a basement, the lowest floor drain is where water trouble shows up first. In an apartment building, the main drain is shared, so a backup there is a call to the property manager.

Clearing the main drain

A partly blocked main line gets cleared, and a camera run down it shows what caused the problem, whether that's roots, scale, grease, a low spot or a broken section. The recording is yours to keep. Repairing, digging up or relining sewer pipe isn't work we take on, so if the video shows a crack or a collapse, an excavation contractor can quote the repair from it. See drain cleaning for the details.

Backwater valves

A backwater valve lets wastewater leave the house but closes if the city sewer backs up and tries to push water in through the floor drain. If your house doesn't have one and the basement is finished, it's worth asking about. The price depends on where the main line runs, so we look before quoting.

Sump pumps

Not every house has a sump pit. Where there is one and the pump has stopped working, we replace the pump rather than repair it. As of September 2026, a ProFlo 1/2 HP replacement is about $504, and a new pit with a pump is around $2,000. Our sump pump page has the details.

Hard water

Calgary's water is hard, and after enough years the scale shows up in tank bottoms, faucet cartridges and shower valves. A water softener is $2,250 to $3,050 and a reverse osmosis drinking-water system is $780 to $1,440, both as of September 2026. In a condo unit, the space available and a nearby drain decide whether a softener is practical.

Dover plumbing and heating questions

Do you work in Dover, and when can you come out?

Yes. Dover is part of the SE Calgary area we cover, along with nearby inner-SE communities such as Inglewood. We dispatch from both Calgary and Airdrie and we don't promise arrival times. The number is 587-834-3668; call and we'll tell you honestly when we can get there.

Is Poly-B likely in a 1970s Dover house?

Less likely than in a late-1980s house, but possible. Poly-B only came into wide use around the late 1970s, so a house from the end of that decade may have had it from the start, and an older one may have had sections added during a 1980s or 1990s repair. Check the lines leaving the water heater and the pipe at the main shutoff. Flexible grey plastic is the giveaway, and a visit settles it.

I rent in Dover. Should I call you or my landlord?

Your landlord or property manager first. They may have their own plumber or need to approve the work. If water is leaking, turn it off at the nearest valve and then call them. If they ask us to come out, we'll sort the quote out with them.

I own a townhouse or condo unit. Which plumbing is mine?

That's decided by your condo corporation's bylaws, and they vary from building to building. Read them or ask the board or property manager, particularly for anything in a shared wall or serving more than one unit. Once you know which parts are yours, we can quote the work.

The furnace was changed years ago. Should I still think about the water heater's vent?

It's worth a look. Once the old furnace stopped exhausting into the chimney, the tank could be venting up it alone, which is the setup that tends to cause poor draft and condensation. It may have been dealt with when the furnace went in, or it may not. Rust streaks or moisture around the tank's draft hood or on the vent pipe are signs to have it checked.

What does it cost to replace a water heater in Dover?

Atmospheric tank prices as of September 2026: $1,950 for 40 gallons, $2,100 for 50, $2,450 for 60 and $2,990 for 75. Tankless runs $5,400 to $6,500. Any extra work on the venting or the closet is spelled out in the quote before anything starts.

Will you repair a cracked or collapsed sewer pipe?

That's outside what we do. Our part is clearing the line and putting a camera down it. You get the recording, which an excavation contractor can use to quote the repair.

Can you repair my sump pump?

We replace failed sump pumps rather than repair them. As of September 2026, a ProFlo 1/2 HP replacement is about $504, and a new pit with a pump is around $2,000.
