Drain cleaning in Cochrane for the sink that won't empty, the toilet that keeps plugging, and the floor drain that bubbles when the washer pumps out. We clear the blockage, and when it keeps coming back or the cause isn't obvious, we put a camera down the line to see why. Every job starts with a free written quote.

Our drain clearing in Cochrane covers kitchen and bathroom sinks, tubs and showers, toilets, laundry standpipes, basement floor drains and the main drain that carries everything out to the street, plus sewer camera inspection when a clog needs explaining. If the camera shows the pipe itself is broken or collapsed, we'll say so plainly: lining and excavation are not work we do.

We cover Cochrane from our Calgary and Airdrie bases, along with the rest of our plumbing and heating in Cochrane. Call 587-834-3668 or send the form with the address and what the drain is doing, and we'll tell you honestly when we can get there.

What we clear in Cochrane homes

With a clogged drain in Cochrane, the first useful question is whether one fixture is affected or several. One fixture usually means a blockage in its own branch; several at once points further down the system.

Kitchen sinks

Grease, food scraps and dish soap cool and stick inside the pipe, and the opening narrows a little at a time until the sink stops draining. On a double sink, one side often fills when the other drains, and the dishwasher shares the same line, so it can back up into the sink too.

Bathroom sinks, tubs and showers

Hair and soap are the usual culprits. Often the clog sits right at the pop-up stopper or the tub drain, and pulling it out is enough. When the blockage is further in, we clear the trap and the branch behind it.

Toilets

A single plugged toilet is usually something in the bowl's trap. A toilet that gurgles when the washer drains, or that plugs again a few days after a plunger cleared it, is a different story. Our page on a blocked toilet explains how to tell the difference.

Laundry standpipes

Washing machines pump water out fast. Lint and detergent build up in the standpipe's trap and the line beyond it, and once that line narrows it can't keep up, so water spills over the top of the standpipe partway through the drain cycle.

Basement floor drains

A floor drain that bubbles or fills when a toilet flushes or the washer pumps out is telling you the blockage is in the main, downstream of the drain. Water that seeps in around the edges of the basement after heavy rain or snowmelt is usually groundwater, and clearing a drain won't stop it. Our article on why basements take on water after heavy rain covers that problem, and a sump pump is often part of the answer.

The main drain to the street

When the main blocks, the lowest fixtures in the house overflow first, usually the basement floor drain, shower or toilet. We clear it from the cleanout, which is generally in the basement near where the line leaves the house, and test it by running water through the fixtures upstairs.

When a sewer camera inspection is worth it

A sewer camera inspection in Cochrane isn't needed for every slow drain. It is worth it when clearing restores the flow but leaves the cause unexplained. The same approach applies to our drain cleaning in Calgary.

The same clog keeps coming back

If a drain blocks again within weeks or months of being cleared, something in the line is catching waste: roots coming in at a joint, a low spot where water sits, a joint that has shifted, or heavy build-up. Clearing it again buys time. The camera shows which of those it is.

Several fixtures back up at once

When the floor drain, the basement toilet and the laundry all act up together, the problem is in the main and not any single fixture. Clearing each sink in turn won't help. The main gets cleared, and the camera tells you whether it was a one-off or a sign of trouble in the pipe.

What the camera can and can't tell you

The camera shows the inside of the pipe: what the blockage was made of, where roots are getting in, cracks, shifted joints, and stretches where water pools. It can't see through standing water very well, and it shows the pipe on that day; it doesn't predict how long a line has left.

When the pipe itself has failed

If the camera shows a collapsed, broken or badly separated section, clearing it will only work for a while. Lining and excavation are not work we do. We'll explain what we found so you can take it to a sewer repair contractor, and we won't sell you repeat clearing as if it fixed the pipe.

Your side of the line and the Town's side

When a sewer connection needs more than clearing, who is responsible depends on where along the line the problem is. The Town of Cochrane sets that out in its Sanitary Sewer Bylaw 16/2016.

The private service connection

The bylaw divides each sewer service connection into two parts. The private part is the section "located on, above or underneath a Parcel of Land", and the bylaw makes the owner responsible for "constructing, maintaining and repairing" it, including its connection to the Town's part.

The Town's service connection

The Town's part runs from the sewer main to the boundary of the road or easement where the main is located, and the bylaw makes the Town responsible for constructing, maintaining and repairing it. In some situations, such as approving a new or changed connection, the bylaw lets the Town make the owner responsible for that cost as well, so for a specific property the Town's Water and Wastewater department is the one to ask.

Permits

The Town's 2026 Homeowners Plumbing Guide lists "Clearing blockages in drainage systems" among work that does not need a plumbing permit. It also says a permit is required when "Water or sewer lines in or around the home are replaced", so a failed line that has to be replaced is permit work.

Keeping drains clear in Cochrane

What goes down the toilet

The Town's wastewater collection page asks residents to flush only the 4 P's: pee, poop, puke and toilet paper. It names "flushable" wipes and paper towels specifically, saying they don't break down and can clog pipes.

Grease and cooking oil

Schedule A of the sewer bylaw lists grease among the substances capable of obstructing the flow of wastewater. Wipe greasy pans with paper towel before washing them and put that towel in the bin, not down the drain or the toilet. Used cooking oil can go to the Cochrane Eco Centre, which accepts it emptied into its receptacle.

Backwater valves

The Town's plumbing guide states: "All fixtures installed below street level must be protected by a backwater valve to prevent sewer backup when connected to a municipal sewer system." A valve doesn't stop a blockage inside your own house from backing up, but it is the protection against sewage coming back from the street. Our page on backwater valve installation explains how they work.

Chemical drain cleaners

Store-bought drain chemicals often don't clear a solid blockage, and they can be hard on some pipes and fittings. If one hasn't worked, don't add a second product on top, and tell us what was used before we open the trap, because that water may still be caustic.

How a Cochrane drain call works

Simple, honest, on your schedule.

01

Tell us which drain

Which fixture, whether anything else is slow or backing up, and how long it has been happening. If water is coming back up, stop running taps, the dishwasher and the washer until the line is clear.

02

A price before we start

We look at the drain and where we can get into it, then give you the price. Nothing starts until you've agreed to it.

03

Clear the blockage

We work through the fixture's trap or the nearest cleanout, run the line until it drains freely, then put water through it to check.

04

Camera if the cause is unclear

When the clog has come back or nothing explains it, we run a camera through the line and talk you through what it showed and what, if anything, should happen next.
